FORTE YOUNG INC. has been retained by Liberty Property Trust (NYSE: LPT) in the capacity of Owner's Representative/Project Manager for development projects in their portfolio of commercial and industrial properties located in the Central Florida market. LPT is a $9.2 billion real estate investment trust founded in 1972 and owns 104 million SF of office and industrial space throughout the USA and UK.

 

For her first LPT assignment, Michelle was tasked with overseeing the conversion of a 150,000 SF temperature controlled warehouse from a cold food storage facility (cooler, freezer, cold dock, dry goods racking and mezzanine/office) to a dry storage facility (warehouse, loading dock and mezzanine/office). Ground penetrating radar (GPR) and soil borings were performed to evaluate existing conditions. Demolition work included demo of the existing concrete slab on grade, cold dock slab, all existing insulated wall and ceiling panels in the cooler, freezer and cold dock, selective demo of the fire sprinkler system and other MEP systems, demo of all refrigeration piping under the concrete slab on grade, inside the building and on the roof including support steel, demo of refrigeraiton equipment, and selective interior demo of office space at the mezzanine, complete with mold remediation. Shoring was installed at select existing columns so that structural improvements could be safely performed on the building. Structural steel work included improvements to existing column pad foundations and a new 6" reinforced slab on grade. A new roof was also installed on the building.

 

Michelle was responsible for actively managing the entire team - architect, engineers, general contractor and vendors, closely monitoring the schedule and managing project costs. She held team members accountable for action items and deadlines. She worked closely with various in-house LPT departments including development, leasing and property management.

 

The project was completed on time and under budget.
